  5. Carrying out viewings and obtain prospective tenants
  6. Bring offers to your attention and your approval
  7. Obtaining/checking references from prospective tenants
  8. Obtaining a retainer deposit from prospective tenants
  9. Preparation of a Tenancy Agreement. The original will be sent to Landlord to be signed by post or email and one copy will be sent to Tenants
  10. Preparation of written and photo inventory
  11. Obtaining the rest of the deposit and first month's rent from the tenants
  12. PRTB registration of a tenancy (this fee is payable by Landlord)
  13. Transfer of rent (less LetsLet fee and PRTB fee) and deposit to landlord's account

By providing Management Services, we additionally mean:

  1. Rent collection on Landlord's behalf from the tenants
  2. Preparation of written and photo inventory
  3. Inspections of a property
  4. Daily management of a property
  5. Informing utility companies of a change in occupation of a property
  6. Holding of the security deposit from the Tenant for the duration of the Tenancy
  7. Renewals of the Letting Agreement.
  8. Liaising with Landlord's solicitor, accountant or insurance company.
